Once your offer is accepted and the holding deposit has been received, we’ll begin the formal application process, including reference checks, employment verification and previous landlord references. These steps help provide the landlord peace of mind before tenancy approval.
Before moving in, we’ll carry out all necessary legal checks to ensure everything is in place. This includes Right to Rent checks, where all tenants over the age of 18 must provide identification, and if applicable, valid work or residency visas.
After successful referencing, we’ll prepare the Tenancy Agreement for review and signature. You’ll also need to pay the full deposit and first month’s rent before move-in.
Before moving day, we’ll ensure the property meets all legal requirements such as gas safety, electrical checks and smoke alarms. A detailed inventory will also be completed to record the property’s condition at the start of the tenancy.
