Common Property Myths We Hear Each Week

And while every situation is different, there are a few common myths that crop up again and again. Whether we’re chatting with homeowners in Guildford or Godalming, landlords in Alton or Petersfield, or first-time buyers looking in Woking, Farnham, Ash Vale or Cobham.

So, we thought we’d tackle some of the most frequent ones we hear and share what’s really happening on the ground.

Myth 1: “I should wait until spring to sell”

This is one of the most common conversations we are currently having.

While spring is traditionally a busy time, good homes sell all year round. In fact, selling earlier in the year can work in your favour, as there’s often less competition and buyers tend to be highly motivated.

We regularly see strong interest in January and February, particularly in the popular areas we operate in, where demand often outstrips supply.

The reality: Timing matters, but pricing, presentation and marketing matter more.

Myth 2: “Rental demand is slowing down”

From landlords in Alton, Petersfield and Woking, we often hear concerns about whether tenant demand is easing.

In reality, demand remains strong across most of Surrey and Hampshire, particularly for well-presented homes close to transport links and local amenities. Good quality rental properties continue to let quickly, especially in commuter-friendly areas such as Guildford and Farnham.

The reality: The lettings market is competitive, but quality homes still perform very well.

Myth 3: “No one is buying in my price range”

It’s easy to assume demand drops off at certain price points, especially for larger family homes.

However, we consistently see buyers actively searching across a wide range of budgets, from first-time buyers in Ash Vale and Alton, to upsizers looking for space in Farnham, Woking and Petersfield.

The reality: There are buyers at every level; the key is reaching the right ones.

Myth 4: “If I price high, I’ll leave room to negotiate”

This approach can sometimes have the opposite effect.

Overpriced homes often attract fewer viewings, which can lead to longer time on the market and price reductions later. Buyers are more informed than ever and tend to focus on homes that feel realistically priced from the start.

The reality: A well-priced property often creates more interest and sometimes even stronger offers.

Myth 5: “My home needs a full renovation before I sell”

We hear this a lot, especially from homeowners in established areas like Godalming and Farnham.

While presentation is important, most buyers don’t expect perfection. Many are happy to put their own stamp on a home, provided it’s clean, well-maintained and sensibly priced.

The reality: Small improvements and good marketing usually go much further than major renovations.

Two similar-looking homes in Cobham or Godalming, for example, can achieve very different results depending on these details.

The reality: A local, in-person valuation provides far more accurate insight.

Final Thoughts

Property decisions are rarely one-size-fits-all. What works for a flat in Woking won’t necessarily suit a family home in Petersfield or a rental property in Alton.

That’s why local knowledge, honest advice and clear communication make such a difference.
